Our 5 step process
1. Rental valuation visit
As qualified and experienced professionals who are steeped in local property market knowledge, we will provide an achievable rental value and comprehensive advice on: Assured Shorthold Tenancy; landlord and tenant obligations; marketing strategy and current legislation. We offer ‘let only’ or a ’full management service’.
2. Marketing of the Property
We will produce professional colour brochures and a distinctive ‘to let’ board, advertise online, including Rightmove, OnTheMarket, Zoopla, Prime Location and on our website, Monks.co.uk. We are available 8:00am to 8:00pm Mon – Fri, Sat 9:00am to 4:00pm and Sunday 11:00am to 2:00pm. Our prime high street shops prominently display current to let properties and our extensive database can match your property with prospective tenants. We are happy to provide accompanied viewings and will provide regular feedback to keep you fully updated at all times.
3. Tenancy Agreement and Tenant Applications
All prospective tenants over the age of 18 are required to complete an application form. We will carry out comprehensive credit and identity checks and obtain employment, character and previous landlord’s references. Upon instruction, we will draw up an Assured Shorthold Tenancy.
4. Commencement of Tenancy and Inventory
A professional Inventory and Schedule of Condition of the property will be prepared by inventory clerk including photographic evidence. At the check-in appointment and before occupation, the Tenant is required to sign the Tenancy Agreement, the inventory and Schedule of Condition; pay one month’s rent in advance and a deposit equivalent to 5 weeks rent.
5. End of Tenancy (Full management service only)
Once either party has served notice, a check-out inspection using the Inventory and Schedule of Condition will be carried out. Any repairs, replacements or cleaning required will be noted and any costs incurred will be negotiated by Monks with the Tenant. In the case of any dispute, Monks will liaise with the Deposit Protection Service to resolve.
