  • We feel viewings are the most important aspect in the process of selling a property and must be carried out with enthusiasm pointing out all of the properties features and benefits, including its location and amenities. We are happy to accompany viewings on your behalf, should you feel it would be more beneficial, however nobody knows a property like its owner and we are happy to provide advice on carrying out viewings to enhance your chances of conducting a successful viewing and sale.

    Once viewings have taken place we will contact the prospective purchasers for their thoughts and feedback and where possible commence negotiations with offers whilst keeping you fully updated at all times.

  • Our dedicated and experienced team of Sales Negotiators will relay all offers and negotiations which will include qualifying your prospective purchaser’s financial arrangements, and ensuring they are in a position to proceed through to contract – a buyer is not a buyer if they are not in a position to proceed. When a sale has been agreed we will issue a memorandum of sale to all parties concerned. We are able to offer you access to a choice of approved local conveyancing solicitors whom we have worked hand in hand with for many years.

    Progressing a sale from offer to completion is one of the most intricate and stressful parts of the process if not handled correctly. We pride ourselves on our dedicated Sales Team who will keep you advised every step of the way.

  • Once a sale has been agreed we shall guide you through the process to completion. An experienced Sales Negotiator will be appointed who will monitor the progress to ensure the smooth transaction through to completion. Constantly liaising with solicitors, financial advisors and your purchasers, but most importantly we shall keep you fully advised and updated at all times.

  • When the purchasers solicitors have received all the information they require including local searches, title documents and answered enquires raised you will be contacted to sign the sale contract. Both parties will exchange contracts which commits both the Vendor and Purchaser to completing the transaction, a completion date is set at this point.

  • Completion is generally set for a week after exchange of contracts though is open to negotiation, subject to both parties agreement. On the day of completion, monies will be transferred between the solicitors and once we have been advised they are in receipt of cleared funds we shall release the keys to the purchaser. Your solicitor will arrange for our invoice to be settled out of the completion funds.
