The difference between an online and a high street estate agent

Due to the sharp rise in the number of online estate agents operating in the industry, we are often asked what is the difference between selling a property with an online agent and selling a property with a traditional estate agents such as Monks? Helping you to select the best option for you, we have put together a short guide on the main differences for you to consider:

Personal Service

One of the primary benefits of a traditional, high-street based estate agent is that you can walk into their office to discuss your property in detail with a real person. Operating from ‘invisible offices’ most online agents won’t be able to offer this service. Although lacking the personal touch, most online agents are available for a telephone call or email in the same hours of a regular agent.

Local Knowledge

There is no one that will be able to advise you better on homes within the locality that an estate agent based within that area. A traditional agents local experience and knowledge can help them to achieve the best price for your property.

Viewings

When it comes to viewings, a traditional estate agent will usually supervise applicants visiting your property, leaving you time to get on with other things. Online agents will arrange the viewings for you but leave you to carry them out and show your prospective buyers around. This is not the ideal scenario, as apart from the risk of you letting an unaccompanied stranger into your home, you may not be the best person to negotiate the best possible price for your property. However, some think that there is no one better placed to promote the benefits of a home than the person who lives there.

Closing the Deal

A traditional estate agent would typically work on your behalf, bartering with a prospective buyer for you. Most online agents will still negotiate an offer for you, however, it is always best practice to confirm this with your agent beforehand.
