Buying off-plan means that you purchase a property before it has been completed – often before construction has even started on site.

For many the thought of investing your hard-earned money into something that currently only exists on paper, it very daunting. Additionally, as everything is new, a new build warranty will be available on purchase, which could be a 10-year insurance policy against any construction defects.

The selection of home types that you get when buying off-plan on a development is another great advantage. Unlike purchasing an existing property which only becomes available when the owner’s ready to sell, with off-plan, you can pick from a range of different houses or apartments.

Buying off-plan is usually a simpler process as all the usual legal searches will have already been completed, so when you view the property/development, there is the opportunity to exchange and secure your dream home much faster, especially as there is no upward chain.

TOP TIPS WHEN BUYING OFF-PLAN

  1. We would always recommend doing a little research on your Developer.   2. Visit a home similar to the one that you like the look of. This will enable you to bring the off-plan design to life.
  3. Check measurements. When you have purchased your off-plan property, be sure to take a note of the room dimensions before you go off on a furniture spending spree!
  4. Check your deadlines and ensure that you visit your property when it is near completion. You usually get a 14 or 28 day ‘snagging period’ where you have the chance to point out any issues with the property to get them rectified.
  5. Find out what time of day you will take possession of the property. If late, book removal men for the following day.
